HANAC CORONA SENIOR RESIDENCE – 54-17 101 Street, Corona, NY.

The HANAC Corona Senior Residence is a 68-unit, 8 story new construction project to be developed on a vacant 12,000 sq. ft. property located at 54-17 101 Street in Corona, Queens. The upper floors of this new residence are designated for low income seniors, earning no more than 50 percent of the Area Median Income; in addition 30 percent of the total building units (21) are to be set aside specifically for vulnerable seniors at risk of homelessness.
The architectural design approach is largely based on a desire to integrate the new structure into the fabric of this low-rise block, using a building setback, various materials, colors, variable window patterns and wall planes to further break down the building mass. The overall design concept is to create a warm, welcoming and safe environment for the senior residents and staff, as well as an asset for the larger community. The ground floor will include a 5,150 sq. ft. childcare facility with a shared rear yard that will include a natural play area, a vegetable garden, seating and tables for residents.
The HANAC Corona Senior Residence shall serve as HANAC’s first attempt to certify a project through the Passive House Design Standard, given its mission to create new residential environments that are more comfortable and healthier for its residents while utilizing the principles of Active Design. The $35 million dollar residence was funded in part by $12.8 million in Low-Income Housing Tax Credit equity from HPD syndicated by Enterprise Community Investment. Other funding sources included a construction loan from JP Morgan Chase, a permanent loan from NYCERS, as well as funds from Council Member Ferreras-Copeland, the Queens Borough President’s Office, and the office of Attorney General Eric T. Schneiderman. Further, all apartments will receive rent subsidy through HPD’s Senior Affordable Rental Apartments (SARA) program, which ensures that the tenants’ rents remain affordable. By meeting rigorous Passive House standards, the development will substantially limit its energy consumption by approximately 75%, resulting in lower utility bills for tenants and lower operating costs for owners, helping keep the building affordable for the seniors it serves.
The official groundbreaking of this new residence took place on October 25, 2016 and is set to be completed in spring 2018. The application period will be announced in summer 2017, and will occur 6-months prior to the project’s substantial completion.
